Dirleton – Two Workshop Conversions, East Lothian

Overview

R3 Commercial successfully delivered the conversion of two former workshop buildings in Dirleton, transforming underutilised assets into high-quality residential properties. Unusually, R3 acted as client, developer and project manager, having purchased both properties directly and overseeing the full lifecycle of the project, from feasibility and planning through to construction delivery and completion. This dual role allowed R3 to maintain full control over quality, programme and cost, while ensuring the finished homes were sympathetic to the surrounding village context.

Project Brief

The project involved the change of use and conversion of two existing workshop buildings into residential dwellings. As part of the planning application, a detailed Design and Access Statement was prepared, setting out a clear vision for how the buildings could be sensitively adapted while retaining their character and responding to the local vernacular.

Key objectives included:

  • Retaining and upgrading the existing structures where possible
  • Introducing new roof forms and dormer windows to create usable internal space
  • Improving energy efficiency and sustainability
  • Ensuring the finished properties sat comfortably within the established streetscape of Dirleton

Plan & Approach

R3 Commercial led the project using an end-to-end delivery model, combining in-house expertise with trusted professional partners.

The approach included:

  • Managing the planning process and coordinating design development
  • Careful consideration of materials, including roughcast render, red pantile roofing and dark grey metal cladding, to reflect neighbouring properties
  • Introducing photovoltaic panels to support long-term sustainability
  • Upgrading access, parking provision and external spaces in line with East Lothian Council requirements

Throughout the project, R3 focused on balancing modern living standards with respect for the rural setting, ensuring the conversions felt like a natural evolution of the site rather than a departure from it.

Delivery

As property owner and project manager, R3 Commercial coordinated all aspects of the build, including:

  • Structural alterations and roof replacement
  • Installation of new windows, doors and dormers
  • Internal fit-out to create contemporary, well-lit living spaces
  • External works, including landscaping, parking and bin/bike storage

By using local, qualified trades and maintaining a hands-on management approach, R3 ensured consistent workmanship and close control of programme milestones.

Outcome

The completed workshop conversions have delivered two high-quality residential homes, breathing new life into redundant buildings and contributing positively to the local housing stock.
